Managing Partner, CEO, CIO

Mr. Cox formed the financial and operational infrastructure at Cox Private Capital by creating the vertical integration of commercial property development, facility operations, and investment management services. Phil has spent nearly 3 decades working with federal regulatory compliance and industrial real estate both in the U.S. and Canada while developing and operating a multi-generational, GSA and DoD compliant, global logistics, and industrial storage service provider.

Robert J. Hayworth

Senior Partner

Mr. Hayworth is a nationally recognized commercial contractor with more than 40 years of experience completing construction projects worldwide. Specifically, he has expertise in the development of solar-enabled parking structures, Covered RV Storage, and Self Storage. He designed, developed, and currently owns one of the nation's largest solar power producing RV Storage Facilities and has been instrumental in developing the Class “A” segment of the industry.

Matthew P. Jones, Ph.D.

Senior Partner

Dr. Jones is responsible for running the regulatory compliance program for Cox Private Capital by setting and maintaining meticulous internal governance practices and policies. Matt brings to the team his years of experience complying with regulatory agencies at both the federal and international levels, his project management and program governance experience from running a Registered Investment Advisory, and his analytical & technical skills that enable an efficient execution of tasks.

Adam Palmer, CCIM, SIOR

Senior Partner

Mr. Palmer represents Cox Private Capital by skillfully negotiating acquisition and closing transactions on behalf of the firm. His transactional experience is categorized amongst the elite, as evidenced by his 20-time CoStar Power Broker awards and his status of being one of only 150 dual specialist SIOR designees in the world. Additionally, Palmer serves as a Global Officer of the CCIM Institute and is a highly respected figure in the Commercial Real Estate industry.

Project Development Manager

As Project Development Manager, Nancy oversees the day-to-day operations of the construction and development activities for our commercial real estate portfolio. Her responsibilities are to schedule and coordinate permitting, entitlement, design, and construction. Having a diverse background in various construction types and products, she provides the resources required to deliver successful projects from concept to completion.

Asset Finance Manager

Ian oversees the financial business system and analysis program that monitors leasing and operating activity. His primary responsibilities are to oversee the operations and performance of our commercial real estate portfolio and implement strategic plans that maximize performance. Additional responsibilities include analyzing and reviewing property-level financial reports and monitoring local market trends.

Gisel Fiallos

Asset Operations Manager

Gisel serves as Asset Operations Manager for Cox Private Capital, her primary focus includes overseeing facility operations, interfacing with property-level managers, executing growth strategies, and asset optimization. Additional responsibilities include evaluating local markets and trends, overseeing capital expenditure projects, conducting on-site property evaluations, and creating customer service protocols.

Foreign Investor Relations

Selena serves as communications and administrative support for Canadian and overseas investment partners regarding strategy and portfolio performance. She efficiently Interfaces with internal and external parties regarding regulatory and tax compliance issues specific to foreign investors. Her responsibilities include technical and logistical support for special projects, meetings, and events as well as providing support for the investor relations department.

Advisory Board Director

As director of the advisory board, Mr. Cox oversees our acquisitions team and assesses distressed property turnaround opportunities that require reconfiguring and repositioning. He creates ways to maximize returns by implementing design and development strategies that maintain efficiency and create value. His four decades of experience include developing, rehabilitating and managing self-storage and industrial property as well as creating bespoke logistics and distribution systems utilizing the end user's perspective. Robert also develops tenant satisfaction and retention strategies that stabilize properties and appreciate values.

Marc Goodin

Advisory Board Member

Mr. Goodin has more than 30 years of experience in Civil Engineering, permitting, land development, financial analysis, and commercial project management. He has written two bestselling self storage development books and has designed, owned, and managed multiple award-winning facilities in the U.S. and Canada. His professional experience in the self storage industry provides valuable insights regarding the integration of self storage into development or redevelopment projects, best practices in hiring key facility managers, and ongoing procedural training at the asset level.

Mr. Pender has extensive experience in civil engineering design and construction projects specifically in the development of RV and self- storage facilities. He has successfully executed Site civil planning and design for Commercial developments and subdivisions, Planned Area Developments (PAD), Zone Change Applications, Tax Credit Applications, DOT planning, Traffic Impact Analysis, and Expert witness services. As part of our due diligence team, he provides advice on project feasibility and design reviews for all real estate assets that require ground-up construction and redevelopment.

Ms. White is considered the top consultant in the United States in the field of feasibility analysis and project management for Multi-Type Storage facility development and is an expert speaker at industry trade shows. Having completed feasibility studies nationwide representing in excess of $4B in value, JoBeth has become a leader in the field of project feasibility for Self Storage and RV and Boat Storage. She brings experience in construction, development and entitlement to our advisory board and provides insight that maintains efficiency and maximizes value.
